Sometimes a fresh start is what you need.
When it comes to asphalt paving, extreme weather and heavy loads can take a toll on the pavement’s structure, causing it to crack and shift over time. If your parking lot or driveway is breaking down, it may be time to start fresh with a full pavement remove and replace (R&R). Instead of trying to save sections and overlay or patch to salvage the asphalt, it’s more cost-effective in the long run to completely replace it, which will last longer and provide better protection of the underlying foundation.
In this case, it’s exactly what it sounds like. For this type of job, we literally break away the existing asphalt before hauling it away, revealing the base of the lot or driveway. If needed, fresh base material is added to fortify the foundation. The new or existing base is then rolled to grade, which will help with water drainage and preservation of the new asphalt. After the base is compacted, we apply a new layer of fresh asphalt and roll it to specified thickness, leaving you with a fresh new lot.
This is typically determined by an inspection. The standard is this: If your asphalt is dried out, oxidized, cracked, and deteriorating to the point where an asphalt overlay would be like putting a Band-Aid on a wound that needs stitches, a remove and replace is needed.
Sure, a seal coating or patch repairs will cost you less in the short term, but if the lot is beyond repairs, they are only delaying the inevitable and the pavement will fail soon. It’s cheaper to replace the lot and institute a pavement maintenance program that works for your budget.

Chip Sealing
Chip sealing, or tar and chip, involves spraying a hot rubber-based emulsion onto the surface, then immediately spreading a layer of uniformly sized aggregate chips. A double shot chip seal will give you the best and longest-lasting surface for your chip seal driveway which consists of 2 layers of oil and 2 layers of chip. Chip seal is a great alternative to asphalt in our desert environment and blends in nicely in our desert setting.
Chip sealing also referred to as “Tar & Chip” paving, is the most economical method of driveway and pavement resurfacing. Driveway chip sealing is comparable to other resurfacing methods in durability and effectiveness but costs far less. Chip seals are economical surface treatments designed to protect and prolong the life of the pavement.
Asphalt pavements are like the paint on your house. The moment the application process ends, the deterioration starts. Much like paint, asphalt is subject to oxidation, sunlight, rain, and freeze and thaw cycles. Pavement is also subjected to a wide array of different traffic loads and additional stresses from normal ground movement. Chip Sealing, or Tar and Chip, involves spraying a hot rubber-based emulsion onto the surface, then immediately spreading a layer of uniformly sized aggregate chips. The hot rubberized asphalt emulsion retains flexibility and will not bleed through the aggregate overlay. The new surface is rolled to seat the aggregate. Chip seal can be done as a single shot chip seal or a double shot chip seal process depending on the current condition of your base curing time is very short and traffic can resume in a matter of hours.
